Note: All loans are personally guaranteed and secured in first lien position.

Title Coordination
We coordinate directly with the designated title agency to:
- Provide closing instructions
- Deliver the note and mortgage
- Confirm lender title policy
- Ensure property recording of documents

Closing and Funding
On day of closing, funds will be wired directly to the title agency. Capital is typically available within 7 to 14 business days, dependent upon documentation and title readiness.

Loan Servicing
Loan payments are structured according to the agreed terms. We maintain clear communication throughout the loan term and provide straightforward guidance regarding payment timelines and payoff requirements.

Payoff and Release
When the property is sold or refinances, the title agency will request a payoff statement. We will provide a clear breakdown of: principal, outstanding interest, applicable fees. Once satisfied, the lien is released and the loan is formally closed.
